A floor plan is a named residential unit layout (such as "The Magnolia" or "A1") that leasing offices use to identify a specific configuration of rooms, square footage, and features available across multiple units in a complex.

In apartment leasing, a floor plan serves as a standardized designation for a unit type rather than an individual blueprint. Leasing offices in Greater Dallas complexes assign branded or alphanumeric names to layouts that appear multiple times throughout their communities. A floor plan specifies the bedroom and bathroom count, usable square footage, layout arrangement, and included amenities or features that differentiate it from other plans in the same property.

When a renter browses available units at a complex, they are selecting from floor plans. A 2-bedroom, 2-bath plan might be called "The Magnolia" at one complex or "B2" at another, yet both refer to the same type of standardized layout that repeats across different floors or buildings. This consistency allows leasing staff to efficiently discuss inventory, pricing, and features with prospective tenants without describing each unit individually.

Floor plans matter because they directly affect rental cost, functionality, and availability. A complex may offer three to five distinct plans ranging from studios to three-bedroom units, and the demand for each varies by tenant demographics and market conditions in the Dallas area.
